      <image:caption>32ND STREET: NEW BUILD ON EXISTING FOUNDATION This project sits on an amazing “agricultural” zoned site north of Boulder. The original house + garage from 1965 were nearly unchanged, except from a converted garage complete with shag carpet from the 1970s. The owner came to us with a vision of a butterfly roof to take advantage of the Flatirons’ southwest views and the desire for an open, efficient, modern home to serve three generations – herself, her grown kids from time to time, and her mother, should she need to have support. With that in mind, we designed a single floor layout that could take the most advantage of the sculptural roof + beautiful views. The plan provides a large common space with kitchen, dining and two seating areas – one with large doors + windows to a south facing deck and another one with a cozy fireplace to gather around. The private area of the home includes a master suite and 2 other flexible spaces with a shared bathroom – these could be used as bedrooms or workspaces. DETAILS: 2800 sf existing house reimagined as 2200 sf home + 2 car garages. COMPLETED AUGUST 2019.</image:caption>

      <image:title>Projects - 18TH STREET: ADDITION + RENOVATION</image:title>
      <image:caption>The owners of this project wanted additional living + play space for their two children. The solution was to add a second story and make the transition between the spaces a key design feature. Inside the tower is a light-filled lounge + library for the children and their friends. The stair becomes a sculptural piece able to be viewed from all areas of the home. From the exterior, the wood-clad tower creates a pleasing composition that brings together the existing house and addition seamlessly.  The kitchen was fully renovated to integrate this theme of an open, bright, family-friendly space.  Throughout the existing house and addition, the clean, light-filled space allows the beautiful material palette + finishes to come to the forefront.       <image:title>Projects - GRAPE AVENUE: INTERIOR RENOVATION</image:title>
      <image:caption>The owners wished to renovate their small and inefficient kitchen, add more space to their garage, add a roof deck and make material changes throughout the house.  To make a larger, more functional kitchen work, the first floor entry, kitchen, and dining rooms were rearranged to maximize light and space.  The result is an open, spacious layout with plenty of storage, counter space, and seating.   Stainless steel countertops complement the dark wood cabinets creating a look that is both modern and durable.  Additional design interventions throughout the rest of the house include cork and wood walls in the basement that soften the feel of the concrete floor.  DETAILS:  Completed May 2015</image:caption>

      <image:caption>The clients came to us with a desire for a larger kitchen and dining area for entertaining and hosting family events. Their mid-century modern aesthetic is reflected in the design of the new vaulted kitchen and dining space with large windows and doors to open to a generous deck and yard.  The ample glazing creates a beautiful connection with the outdoors.  With the new addition, the existing exterior of the house needed a fresh, modern look. We chose a color palette and lighting scheme that gives a nod to their mid-century modern taste, with a modern, yet timeless feel. Completed January 2018.</image:caption>

      <image:title>Projects - PINE STREET: INTERIOR RENOVATION</image:title>
      <image:caption>The owners bought this 1970s 'Colorado Lodge Style' student rental in central Boulder to turn it into a home for their family of four.  The existing interior layout was awkward and inefficient. Thus, the first floor was reorganized to create more usable, family-friendly spaces and to create a relationship with the well-used backyard.  The barn lumber and wood floor were salvaged from the existing house to create a softened contrast for the light-filled, full-height spaces.   The kitchen and two bathrooms were completely renovated using modern finishes to tie the house together. The result is a modern home that functions effortlessly for a family of four.  DETAILS: 1400 SF complete interior renovation, completed January 2015.</image:caption>

      <image:title>Projects - 18TH STREET STUDIO: NEW CONSTRUCTION</image:title>
      <image:caption>This 450 SF freestanding backyard studio is used to house the owner's textile studio + office; and act as an occasional event space. The design was inspired by the owner's time spent in Japan.  The clean, modern studio is clad with burned cyprus, an ancient Japanese technique known as shou-sugi-ban. The heavily charred cyprus protects against the sun, elements, and insects and creates a soft texture that complements the simple massing and concrete floors.  The 8'x16' sliding doors create a seamless transition to the backyard for fiber arts workshops and events.  DETAILS: 450 SF new construction, completed November 2013</image:caption>

      <image:caption>19TH STREET: ADDITION + RENOVATION The owners of this existing 1960 ranch bought the house for the spacious site, knowing it would need some work. With 2 small children and an existing 1400 sf house, the hope was to renovate the existing space with a more functional layout adding some square footage and converting the existing carport to a garage. This was accomplished by framing part of the backyard in with a living room/mudroom wing and an attached garage. The existing living room area was turned into the kid’s bedroom wing with a new bathroom and an office/spare room. The old kitchen was gutted and opened to the backyard, creating views out from all the common living spaces. As a bonus, a storage loft/playroom was added over the garage to give the kids – and the parents! – more space. DETAILS: 1400 sf interior renovation + 590 sf addition + 525 sf garage addition with loft. COMPLETED MAY 2020.</image:caption>

      <image:caption>Shortly after purchasing this 1970’s home, the owner knew a kitchen remodel was on the horizon. We worked together to design a more open and modern plan that incorporated an efficient work wall, brought in more light and created a warm social environment for entertaining by the way of a large island. We were also able to create an intimate breakfast nook with built in seating for family dining. Changes to existing doors and walls were minimal but had a big impact on natural light, storage, and flow. DETAILS: 340 SF kitchen remodel, completed Spring of 2021</image:caption>
